As the year draws to a close, home sales continue to dominate the headlines.  The lack of housing inventory  and the resultant increase in home prices in Western Suffolk County continued throughout 2017.  With the rapid increase of home prices, the expectation is that homeowners would rush to list their homes to take advantage of the current market conditions.  Interestingly, the upward trend in home prices have been met with mixed reactions.  Some homeowners are waiting for sustained increases before listing their homes while others are voicing concerns of another bubble being created. Can the market sustain the continued rapid increase in home prices?  Experts in the field are predicting continued rise in prices but at a slower rate in 2018.

Babylon Real Estate (11702)

In Babylon, 15 houses sold last month. 11 of these houses are in Babylon School District and 4 are in West Babylon School District.

The highest sold home was a 6 bedroom 6.5 bath colonial on Argyle Ave in Babylon School District.  Listed and sold for $1,395,000 on a 27,950 sq ft lot,  this home was on the market for 25 days.

Four houses are in West Babylon School District. The  highest sold was a newly constructed 4 bedroom 2.5 bath, colonial on Little East Neck Road.  With a full unfinished basement on a 70 x 150 lot, originally listed at $639,000 it sold for $660,000 and was on the market for 34 days.

North Babylon real Estate (11703)

13 houses sold in North Babylon last month, including1 foreclosure.  All are in North Babylon School District.   A 5 bedroom 2 bath newly renovated colonial with a full, partially finished basement on Weeks Rd, was the highest sold home.  Originally listed at $399,999 and sold at $406,850, this home on a 78 x 96 lot was on the market for 87 days.

West Babylon Real Estate (11704)

Last month, 24 houses sold in West Babylon including 1 short sale and 2 foreclosures.  9 of the houses sold are in West Babylon School District.  On the market for 80 days, originally listed at $420,000, with a sale price of  $422,000, a 4 bedroom, 3 bath expanded cape with a full finished basement on a 80 x 136 lot on 1st Street was the highest sold home in West Babylon School District.

2 of the 24 houses sold in West Babylon are in Babylon School District.  The highest sold home in this School District was a 3 bedroom, 2 bath expanded cape with a full unfinished basement on Cadman Ave.  This house, on a  60 x 100 lot  was listed and sold at $360,000.  It was on the market for 66 days.

12 of the houses sold in West Babylon were in North Babylon School District. A 5 bedroom, 3 bath wide-line high ranch with a full finished basement on Westchester Ave. was the highest sold house.  Sitting on a 75 x 100 lot, this home was originally listed for $465,000 and sold at $457,000.  It was on the market for 44 days.

1 house in the West Babylon zip code was in Wyandanch School District.  This 5 bedroom 3 bath expanded cape with full finished basement on 100 x 200 lot, on Peary St.  had an original list price of $299,999 with a sale price of $310,000.  It was on the market for 227 days.

16 houses sold in Deer Park last month including 1 short sale and 2 foreclosures.  15 are in Deer Park School District.  The highest sold house in Deer Park School District, was a  6 bedroom 3 bath post modern with a partial finished basement.  Sitting on a 100 x 105 lot on Wright Ave., this home was originally listed at $525,000 with a sale price of $515,000.  It was on the market for 56 days.

1 house in  the 11729 zip code was in the Half Hollow Hills School District  This 4 bedroom 2.5 bath wide-line high ranch on Ellensue Drive is on a 95 x 125 lot.  This house was originally listed at $569,00 and sold for $500,000.  It was on the market for 176 days.
